Boutique hostel for digital nomads in Hoi An
A 20-bed hostel with a coworking floor, fast internet and weekly events in a renovated Hoi An house, aimed at digital nomads.
Kill Do not build this as described. The problems are structural, not fixable with effort.
As described, this should not be built: the numbers land well below the build line. The main reason is that the pitch has no clear wedge over SnapStay, Hub and the coliving houses, and a 20-bed hostel at $8–$10 a bed leaves thin margins before flood downtime. Test first whether nomads will pay a premium for a coworking hostel by interviewing 20 of them and taking deposits, while a local lawyer confirms the licence route.
Why the numbers land here. The idea copies a model SnapStay already runs, in a town where cheap coworking and coliving cover most of what a nomad needs. The revenue ceiling is low at about $8–$10 a bed, and the licensing, cost and flood questions are all unverified.
Red flags
- SnapStay already runs the same hostel plus coworking plus community model in Hoi An and has done for about 5-6 years.
- Hub Hoi An and cafés offer cheap coworking (about 4 million VND a month, old figure), so the coworking floor may not earn extra money.
- Dorm beds sell for roughly $8–$10 a night, so a 20-bed house has a low revenue ceiling.
- Visa rules (no nomad visa, 90-day e-visa that can't be extended in-country) push guests to short stays, which means ordinary hostel economics.
- The October 2025 floods submerged the ancient town and disrupted tourists; a riverside or old-town house could lose weeks of trade each autumn.
- Rent, renovation, licence, fire-safety and foreign-ownership rules for a renovated house are all unverified.
The eight dimensions
Nomads need a bed, wifi and company, but cheap coworking and cafés already cover the work part. Nothing shows that a coworking floor inside a hostel is a pain people pay extra to fix.
- Hub Hoi An is described as the city's only dedicated coworking space, with 24/7 access, free coffee, events and dinners [15]
- Dingo Deli is a café-style alternative with coworking comforts [15]
- A coworking directory lists 48 spaces in Hoi An; many are probably cafés, not verified [38]
Tourism demand is strong, but nomad numbers in Hoi An are not quantified. Visa rules push most hostel guests towards stays of days or weeks, so this is mostly an ordinary backpacker market.
- Hoi An had over 4.4 million visitors in 2024, 3.57 million of them international [20]
- Vietnam had nearly 21.17 million international visitors in 2025, up 20.4% [21]
- Visitor numbers are more than 10% above the 2019 peak [26]
- No figure found for nomads staying in Hoi An or for how long; nomad blogs and listings are marketing pages, not demand data
- Vietnam has no dedicated nomad visa; e-visa stays are up to 90 days and an e-visa cannot be extended from inside Vietnam [36]
SnapStay already sells the same pitch (hostel, coworking, community) and has done so since about 2020. Mad Monkey fills beds with events, and coliving houses take the longer-stay nomad. There is no clear wedge yet.
- SnapStay is described as a go-to place for nomads [14]
- Coliving options include The Trần Nhân Tông (up to 44 residents, from $1,217 a month) and The Kiệt (up to 18 residents, from $449 a month) [11]
- Hostelz tags several mainstream hostels as good for digital nomads [12]
Visitor records and wider visa-free entry help. But there is still no nomad visa, and the October 2025 floods show the weather risk.
- Visa-free entry was expanded in 2025, with stays of 14 to 45 days depending on nationality [29]
- Reports conflict on new visa categories from July 2026; one source says the lack of a nomad visa is unchanged [36], another calls them employer-sponsored [32]
- Record visitor numbers would have been higher without extreme weather and flash floods [24]
Renovating and running a 20-bed house is doable in principle. Costs, rent, licences, fire rules and foreign-ownership limits were not verified, and Hoi An old-town building rules are a gap. We know nothing about the founder's status or budget.
- Hoi An is now described as part of Da Nang City after the 2025 merger, so licensing authority may have changed; not verified [20]
At the sourced dorm prices of about $8–$10 a bed, 20 beds earn roughly $160–$200 a night at full occupancy, before commission, rent, staff and flood downtime. Coworking at about 4 million VND a month limits what the work floor adds. Costs are unverified.
- Hub Hoi An monthly pass listed at 4 million VND in an undated blog; treat as an old price [13]
- Rivals list dorm beds from about $8.23 (SnapStay) and $8.38 (Mad Monkey), per the research notes
- Revenue ceiling is the founder's arithmetic from the sourced prices, not a reported figure
The pitch says nothing about the founder's hospitality experience, Vietnamese residency, language or capital. The idea needs local licences and daily operations, so this stays unproven.
Unverified: no source found for this dimension.
Several things can hurt a lot: autumn flooding, unclear licensing and foreign-ownership rules, and visa limits that cap long stays. The remote-work grey area on e-visas sits with the guests.
- Extreme weather and flash floods affected Vietnam's 2025 tourism [24]
- An e-visa cannot be extended from inside Vietnam, so long-stayers must leave and re-enter [36]
- The e-visa route does not authorise remote work, which is a grey area for guests [32]
Competitors named in the check
- SnapStay Same pitch: café, social hostel, coworking area and community hub, founded 2020. Dorms from about $8.23 a night, privates from about $44.74. Described as a go-to for nomads.
- Hub Hoi An Main dedicated coworking space with 24/7 access, free coffee, events and dinners. Old blog price: 250,000 VND a day, 4 million VND a month.
- Mad Monkey Hoi An Large social hostel with 3,277 Hostelworld reviews and 38 listed events. Dorms from about $8.38. Strong rival for events and social life.
- The Kiệt (coliving) Max 18 residents, 150 Mbps, rated 4.4 from 100+ reviews, from $449 a month. Competes for longer-stay nomads.
- The Trần Nhân Tông (coliving) Max 44 residents, 272 Mbps, rated 5.0 from 35 reviews, from $1,217 a month.
- Dingo Deli Café-style option with coworking comforts; a cheap substitute for a coworking floor.
Market
Tourism demand is strong: over 4.4 million visitors to Hoi An in 2024 and nearly 21.17 million international arrivals to Vietnam in 2025, up 20.4%. Nomad demand is not quantified: no count of nomads or length of stay in Hoi An was found. The nomad blogs and coliving listings show interest only.
Not sized. A rough ceiling from the sourced prices: 20 beds at about $8–$10 is $160–$200 a night at full occupancy. The reachable segment is nomads and backpackers who want a social stay and will pay for coworking, and that share is unknown.

Costs and money
$0 to $0
$0
Nightly dorm and private-room bookings, plus weekly or monthly stays, coworking day passes and paid events.
USD. Not researched: no sourced figures for rent, renovation, fit-out, licences, wages, electricity or internet in Hoi An. 0 means unverified, not free. Get local quotes before judging. Booking.com and Hostelworld commission rates were also not found.
Price point: Sourced benchmarks: dorm about $8–$10 a night, coworking about 4 million VND a month, coliving from $449 a month.
Unit economics: 20 beds at $8–$10 gives roughly $160–$200 a night at full occupancy, before booking-site commission. Costs for rent, staff and utilities are unknown, so margin can't be calculated. Weeks of flood closure would cut the year's income.
Kill criteria
| Risk | Cheap test | Kill it if |
|---|---|---|
| Nomads will not pay extra for a hostel with a coworking floor | Interview 20 nomads at Hub Hoi An, SnapStay and local cafés. Ask where they stay, how long, what they pay and what would make them switch. | Fewer than 6 of 20 would pay a premium over a normal dorm or private room, or most say their stay is under 10 days. |
| Licensing or foreign-ownership rules block or delay a 20-bed hostel | Pay a local lawyer or the licensing office for a written answer on licence type, fire safety, security registration and foreign ownership for this house and this founder. | The route needs a local partner or licence you can't get, or takes more than 6 months or costs more than the founder's budget. |
| Revenue does not cover rent, staff and flood downtime | Get three rent quotes and a renovation quote for a candidate house. Build a model at 50%, 60% and 70% occupancy with 6 weeks of flood closure. | The break-even occupancy is above 65% at $8–$10 a bed, or the house can't be insured or has flooded in the past two years. |
| Existing rivals already hold the nomad niche | Check SnapStay, Mad Monkey and the main coliving houses' calendars and reviews for 3 weeks of future dates. Run a pre-booking landing page for 2 weeks with a deposit offer. | Fewer than 10 deposits or 100 qualified visits, or rivals show most beds free in the dates checked. |
30-day plan
| Task | The number that says it worked | |
|---|---|---|
| Week 1 | Interview 20 nomads at Hub Hoi An, SnapStay and cafés about stay length, spending and what they lack. Visit competitors' calendars and prices. | 20 interviews done; at least 6 would pay a premium over a normal dorm |
| Week 2 | Ask a local lawyer or the licensing office for a written route on licence, fire safety, security registration and foreign ownership. Check whether Hoi An's licensing moved to Da Nang City. | One written answer with cost and timeline |
| Weeks 3 and 4 are in the owner’s report. Check your own version of this idea to get the full plan. | ||
What would change the verdict
- Written confirmation that the licence route is simple and affordable for this founder.
- Evidence that nomads in Hoi An stay a month or longer and pay for a social space, not just a bed.
- A house on higher ground with flood insurance and rent that breaks even below 60% occupancy.
- SnapStay and the coliving houses are regularly full and turning away guests.
