Eyelash extension studio in a Tokyo suburb

A two-chair lash extension and brow studio in Kichijoji, booked through LINE, for women aged 25 to 45.

Local business · Tokyo, Japan · Health & beauty · Checked 2026-10-04 · Full Check

Kill Do not build this as described. The problems are structural, not fixable with effort.

This is not a Build as described. The main reason is that Kichijoji already has many cheaper and larger lash salons, and nothing in the pitch shows how a LINE-only two-chair studio would win customers against them. Test first whether you can get 10 real bookings from strangers through LINE in a share-salon chair, before signing any lease.

Why the numbers land here. The market is growing nationally, but Kichijoji is crowded and heavily discounted, so a 2-chair studio with no stated wedge faces high rent against low prices. The licence rules, rent and reliance on LINE for new customers add risk.

Red flags

  1. Kichijoji is saturated: 38 cheap lash salons on Minimo alone, and rivals commonly have 4-6 chairs.
  2. Booking through LINE only means no marketplace traffic. Every rival found relies on HPB or Minimo to bring in new customers.
  3. Pricing is pushed down by coupons and perm or lift substitutes, while rent in the area is high.
  4. Break-even needs roughly 4-5 sets a day on two chairs at current discount prices, my rough arithmetic and not verified.
  5. The licence rule is strict. If you are not a licensed beautician, you must hire one and also meet the managing-beautician rule.
  6. The closest comparable, nail salons, had record bankruptcies in 2024 despite low start-up cost and a growing market [32][30].

The eight dimensions

Problem severityweight 15%5/10

Lashes are a repeat, discretionary purchase, not a painful problem. Women already pay for them, but the pitch names no gap that existing salons leave open.

  • Lash lifts and perms at about ¥3,190-4,800 in Kichijoji are cheaper substitutes for extensions [39]
  • Spending by women in their 40s rose sharply, per a Recruit/HBA column (exact figures not seen; source not in the numbered list)
Market size and demandweight 15%7/10

Japan's eye-beauty spending is large and growing fast. This is national spending, though, and says nothing about how many customers a 2-chair shop can win in Kichijoji.

  • Recruit puts the eye-beauty market at ¥117.9bn in 2024 and ¥138.4bn in the first half of 2025, up 17.4% on the year (Recruit via PR Times and Nikkei; not in the numbered list)
  • No search-volume data and no count of lash salons in Musashino or Kichijoji were found
Competition and saturationweight 15%2/10

Kichijoji is crowded with discounting rivals, many with 4-6 chairs. Nothing in the pitch gives a wedge beyond LINE booking, and every rival found is listed on HPB or Minimo.

  • HPB lists lash salons across 6 pages for the station, and Minimo shows 38 cheap lash salons in Kichijoji (HPB, Minimo; not in the numbered list)
  • Listed prices include a lash perm at ¥3,190 and Parisienne at ¥3,590, extensions from about ¥3,600, and a one-colour set at ¥3,850 (HPB, Minimo)
  • Reir Kichijoji holds a 4.9 HPB rating with LED lashes at ¥5,300 (HPB)
  • New-customer coupons start at about ¥3,000-7,000 (HPB, Minimo)
Timingweight 10%5/10

Demand has grown two years running, which helps. Lash lifts are now a standard cheaper menu item that takes spend away from extensions, so the timing is mixed.

  • Eye-beauty spending grew in 2024 and again in 2025 (Recruit; not in the numbered list)
  • The 2025 trend is natural but fuller lashes, often a lift followed by extensions [39][40]
Feasibilityweight 15%4/10

It is launchable, but only by a licensed beautician or an owner who hires one, plus a health-centre filing and a managing beautician for two staff. The pitch says nothing on the founder's licence, and a Kichijoji unit needs real capital.

  • Only licensed beauticians may do lash extensions, under an MHLW notice of 7 Mar 2008 [20][22][24]
  • A beauty-salon opening notice, an inspection and a confirmation certificate are needed before opening [23]
  • A managing beautician is required with two or more regular staff (b-merit; not in the numbered list, and requirements to qualify not confirmed)
  • Start-up costs of ¥2-3m plus about 6 months of working capital are national rules of thumb, not Kichijoji quotes (salonanswer, tempodas)
Monetization and unit economicsweight 15%3/10

Discounted prices around ¥3,000-7,000 meet Kichijoji rent. Materials cost little per set, but rent plus one staff member needs a high volume of sets from a 2-chair shop. This is my arithmetic and has not been modelled properly.

  • A 2nd-floor, 5.5 tsubo unit 4 minutes from the station lists at ¥330,000 a month, or ¥60,000 per tsubo [12]
  • Materials are ¥100-300 per treatment (older, promotional tempodas article; treat with caution)
  • Rough break-even: ¥330k rent, ¥200k for one staff member, ¥20k utilities and ¥30k consumables is about ¥580k a month. At about ¥5,000 per set that is roughly 116 sets a month before HPB fees (unsourced arithmetic)
  • HPB fees, commission and LINE plan prices were not found
Founder fitweight 5%4/10

The pitch gives no information on licence, experience, savings or local network. A neutral-to-low score reflects missing information, not a known weakness.

Unverified: no source found for this dimension.

Fatal risksweight 10%3/10

Several things can end it: a missing licence or managing beautician, fixed rent against heavily discounted prices, and dependence on HPB or Minimo for new customers. LINE only helps people who already know the salon.

  • Kichijoji lash demand appears to flow through HPB and Minimo, and no LINE-only salon was found (research notes)
  • Nail salons are the closest comparable, with a record 22 bankruptcies in 2024, citing crowded competition, staff shortages and cash-flow problems [32][30]

Competitors named in the check

Market

Demand

Eye-beauty spending was ¥117.9bn in 2024 and ¥138.4bn in the first half of 2025, up 17.4% on the year, per Recruit. Women in their 40s are spending more. Local demand is not measured: no search volume and no salon count for Musashino or Kichijoji were found.

Size

National eye-beauty spending is ¥138.4bn per Recruit, about a tenth of the hair-salon market. Local TAM/SAM/SOM cannot be stated, since no Kichijoji customer or salon counts were found. Two chairs is a very small share of a market that already has many 4-6 chair rivals.

Revenue model

Fee per treatment: lash extension sets, lifts and brow services, with repeat visits and refills.

USD at about ¥150 per dollar, which is my rounding. Low is ¥2m, the national rule of thumb for a 2-chair salon. High is about ¥6m, adding 6 months of working capital for a Kichijoji unit. Monthly is about ¥580k: rent ¥330k, one staff member ¥200k, utilities ¥20k, consumables ¥30k, which is unmodelled and excludes HPB fees. A share salon route needs about ¥100k of materials with no rent or fit-out (Minoriba guide).

Price point: Local rivals charge about ¥3,190-8,700 per treatment and coupons start at ¥3,000-7,000. A newcomer will likely have to price in that band.
Unit economics: Materials are about ¥100-300 per treatment, so gross margin per set is high, but rent and labour are the main costs. About ¥580k a month needs roughly 116 sets at ¥5,000, before HPB fees. This is unmodelled arithmetic.

Licence and managing-beautician requirements cannot be metCall the Musashino public health centre and ask the exact requirements for a 2-chair salon and a managing beautician.
